First-Class Closings provides professional real estate transaction coordination services for agents across North Carolina and South Carolina. From contract to close, we manage timelines, documentation, and compliance requirements to keep transactions organized and on track. Our transaction coordination services support agents by handling administrative details, monitoring deadlines, and maintaining clear communication throughout the process, allowing agents to focus on clients, negotiations, and growing their business. Below is a detailed explanation of the services we provide.

  • Real estate transaction coordinator in North Carolina

    Contract-to-Close Coordination

    (Buyer or Seller Side)

    $400/transaction - paid at closing

    $700 if dual representation

    pay nothing if it doesn’t close!

    ● Review executed contract, addenda, and disclosures for missing initials, signatures, or documents and obtain missing documents/signatures

    ● Send introduction emails to the client and all transaction parties (attorney, lender, other agent etc) with the contract package, important deadlines and information regarding the transaction

    ● Create transaction and submit all documents in agent’s compliance system (Dotloop, Skyslope, Command, Zipforms etc)

    ● Schedule Inspections, walkthroughs, and closing appointments (TC does NOT verify repairs, schedule repairs or quotes)

    ● Order home warranties if applicable

    ● Coordinate earnest money/due diligence deposits and confirm receipts are shared with all parties

    ● Monitor deadlines and contingencies, send out calendar invites with deadline reminders for agent

    ● Draft repair requests or addendums and obtain initials/signatures (Agent must provide exact verbiage for all addendums/amendments)

    ● Follow up with lender to obtain appraisal status and due dates

    ● Check in with all parties to ensure items are on track for closing

    ● Check compliance is up to date in preparation for closing

    ● Send closing task reminders to agent’s clients (address change, utility changes, reminder of closing appointment etc)

    ● Retrieve and store repair receipts and documentation

    ● Send CD to agent for review (TC does NOT review CD’s for accuracy)

    ● Confirm closing

    ● Upload final closing documents to compliance and close transaction

    ● Order Sign down/Lockbox pickup if it is a listing (if needed)

    ● Close in MLS if it is a listing

    Listing Coordination

    $150/listing - paid up front

    ● Send introduction email to the seller/s as the agent’s transaction coordinator

    ● Review executed listing paperwork and send out for missing initials/signatures

    ● Send disclosures and additional needed documentation to seller/s for signatures

    ● Send seller/s fully executed listing documents

    ● Schedule photography

    ● Order sign/lockbox install (if needed)

    ● Draft listing into one MLS (If multiple MLS entries are required, the agent will pay an additional fee for each one)

    ● Upload photos into the MLS

    ● Upload documents/disclosures into MLS

    ● Set up Showing Time

    ● Enter Open Houses

    ● Notify agent to review MLS draft and approve listing

    ● Submit all documents to broker’s compliance system

    ● Make any necessary changes to listing as needed

    Compliance Only & Add-ons

    Compliance Only - $150/file

    ● Check documents for accuracy throughout the transaction

    ● Upload documents to Compliance Platform

    ● Agent will receive an email notifying of any missing documents/initials/signatures or any errors

    ● Agent must obtain all missing documents/initials/signatures and fix any errors and provide to TC

    Add-Ons

    *These services require the exact information to be provided and must be reviewed/approved by the agent upon completion prior to sending to any outside parties for signatures

  • Which Services are NOT covered?

    ~ TC does not research or schedule repairs

    ~ TC does not verify repairs, but will request and distribute repair receipts that are provided

    ~ TC does not review CD’s for accuracy
